Classified Ads
 
If you decide to use the classifieds, keep in mind that they are not regulated and anyone can place an ad for a small fee. Where ever possible, look for 'Ads by Owner'. Here are the most popular classified websites.

Apartment Information Vendors
 
Those companies sell information about available apartments for rent. Usually, they charge a fee for access to their database for a set length of time. Look for providers that present specific apartment info (address and unit number) instead of meaningless: "Studios from $.../ 1 bedrooms from $...".

Real Estate Brokers
 
If you can afford their service fee (between 7% and 17% of annual rent), using a broker will gain you access to their 'exclusive' (fee) properties and possibly save you much time and frustration. Real estate brokers are required to carry a licence and follow a strict set of rules. Insist on working with an experienced professional (2 years +) and ask them to agree on the fee amount before you start seeing apartments.

Rental Rules & Regulation
 
Unlike most of the world, apartment renting in New York City is strictly regulated. Numerous laws apply to Landlord-Tenant relationship, Window Guards, Fire response rules, etc. While heavy regulation usually means higher prices, renting in NY is actually easier for tenants: rental contracts are for one or two year periods and landlords are required to provide standard services (heat, hot water, kitchen and bath). Essential Services
Electricity, cooking gas, cable, internet and phone service are the responsibility of a tenant. Contact ConEd as soon as you sign a lease. Your phone and cable providers will most likely need you to move in before they can open an account. More and more New Yorkers carry a cell phone and choose not to have a home telephone line.
